Finding and securing the perfect properties for my Buyers for 11 years and counting….

When working with Buyers it’s important to focus on the details, the specific needs and priorities of that client or family. That’s why I prefer to commit to a smaller select group of serious Buyers at any time. This allows me to focus in on the goals of the person or family to ensure that nothing is missed. Every morning any and all relevant updates go out to my Buyer clients so that they know they’re getting only the most well suited properties as soon as possible because that’s where it all starts. From there I personally show, present and negotiate all offers to ensure that nothing is overlooked for the simple fact that this is the only way to be certain that nothing was missed and that my Buyers end up with the best deal possible. Every Buyer deserves the knowledge and expertise of a seasoned Realtor on their side and I’m happy to provide my clients with that experience on each and every deal. The following are a few recent stories of how I helped my Buyers secure their perfect match…


These Buyer clients (who are also family) were content to stay where they were, unless a very specific property were to come up for sale, on a beautiful street in Bolton where myself and much of our extended family grew up.  When I saw such a property for sale I sent it to them immediately.  They were away but wanted to see it upon their return.  Luckily the price was dropped right before we scheduled our first showing.  The price drop drew attention to the property immediately and we knew it was now or never to make our offer.  Not 48 hours later the property was theirs and they couldn’t be happier to move in and create many new memories where so many great old ones already exist.  A perfect match for the books!


This Buyer and I had been on the hunt for the prefect property just north or just south of highway nine in the growing Caledon/Adjala/New Tec area.  We were not only seeking out big acreage but beautiful acreage, in a sought-after area and of course, at a steal. No sweat! Having watched the market intently we found it on Day One.  We knew it was going to a lawyers office, leaving less time and room for the traditional back and forth so we offered aggressively, that day, not leaving the competition any time to work with and we were able to secure the property for much less than it was worth making it a perfect match at the perfect time.


This lovely couple was selling a gorgeous waterfront cottage and seeking a lifestyle change.  They wanted to forego some of the upkeep and responsibility without sacrificing the luxury or tranquil views they enjoyed at the cottage.  Their perfect match: a nearly 2,000 sf waterfront corner unit condo with loads of upgrades and two balconies offering endless views and privacy on the 9th floor of Tiffin Pier Luxury Waterfront Condominiums.  We negotiated a deal that worked for them and made sure the unit was ready for the quick closing they needed.


With a toddler and a baby on the way this couple knew they needed to find something larger to fit their growing family.  They wanted to be able to sell a very small starter home in Bolton and stretch their return as much as possible to get something more, in Tottenham and did we ever!  We were able to sell their home for top dollar and for under 15% more took them from a subdivision lot in Bolton to a one acre private parcel in Tottenham, from a one bedroom home with no garage to a three bedroom bungalow with large garage all for less than an additional 15% and a 15 minute move North.  There were drawbacks on the listing that deterred other Buyers but we were able to use this to our advantage and see beyond the listing to the most perfect property for the perfect family.


After two of their three kids moved to Tottenham with the grandkids in tow these Buyers were motivated to follow suit.  They knew they wanted acreage and privacy but with hopes of retiring in the near future they didn’t want to have to do too much work on the home.  After seeing so many country properties in need of work I knew we were onto something special when a new bungalow on seven acres minutes from town became available.  The price was a little outside the desired budget but when it was reduced over $100,000 we knew we had to move fast and thankfully we didn’t waste any time. Despite our aggressive proactive approach we ended up in a multiple offer situation but thankfully we won!  Had we waited or drafted the offer differently we easily could have lost but instead it ended with another competing offer situation win for me and another perfect match for my happy clients!
